I find most of my properties on MLS, but it is difficult to wholesale them. Most investors keep an eye on MLS properties; the competition makes it tough for wholesalers to buy properties cheap enough. I think a wholesaler has to be able to act very quickly to get properties from the MLS, much like when I buy properties. It may be wise to get your real estate license and make a commission on these deals if you want to wholesale MLS properties.

Having done what you call a guru’s course, you’re right, they do tell you to start off with wholesaling and to build your buyers’ list. Trying to build the list from a distance, while still learning the process, is hard work, but I do love trying to find the deals. That’s where networking comes in and I’m trying to build up my relationships so I can make this whole real estate investing thing work – and Bigger Pockets is one of the best resources I’ve found so far!

I have used them for houses before, and I think it can work for a lot of other property types too, but since vacant land is a pretty simple type of property, there may be some things that aren’t included that you’d still want to see (things you don’t technically “need”, but would still be a good idea to have in your original contract).
