Fix it up and pretty it up. Then put it back on the market at close to “retail” price. Let’s say $20,000. But you put it up for sale with “seller financing.” Say, “Only $5,000 down and $x per month.” (I don’t have my calculator with me, but something in the range of $299-$399 a month will work.) So now you get a buyer with $5,000 down. Your total investment in the home is perhaps $8,000. You’ve just received $5,000 from the new buyer. So your net investment really is $3,000. And you’re selling it for $20,000. Your return on your $3,000 investment should approach (and often will exceed) 100% per year. That’s going to give you a nice, solid cash flow. If you want your money even quicker, you’ve got the note from the buyer for (in this case) $15,000. The note has a stated return (the amount you’re charging the buyer) of perhaps 12%-15%. Wait 6 months for the note to season, then sell the note at a slight discount. There are plenty of people out there who’d love to buy a seasoned note yielding 18%-20%.
So as you can tell, this simple formula can be used to quickly create an offer to a motivated seller that guarantees you make your profit as a real estate wholesaler. Obviously the best approach to making an offer is to research the local market conditions, have a qualified contractor estimate repairs, comp and drive all the comparable Active, Pending, and Recently Sold properties near your subject property, as well as research all the comparable FSBO’s. At the end of the day, since wholesaling real estate is all about control over a property, and since your only risk is your earnest deposit, most wholesalers simply use the MAO formula, lock up a deal, and market it to their cash buyers list to sell it for the most money they can.

Assigning a contract is a simple concept. The contract has a clause that allows it to be assigned, meaning that another person can step in and become the buyer without the seller’s permission. A wholesaler can actually sell the contract to another investor without buying the home. Anyone else can step in and be the buyer as long as they buy the home according to the terms of the contract.
The double close is similar to the simultaneous close but differs in that your end-buyer’s funds are not being used to close the A transaction. You need to fund the purchase (A) transaction and then sell the house to your end buyer. There are such a thing as bridge loans that are for this purpose. For a fee, a lender will lend money for the A transaction and be paid back on the B transaction. You could try to get one of the bridge loans or just use your own money or get a hard money loan or private money loan. All of these add a lot of cost to the deal, so you need to make sure there is a lot of room (good-sized wholesale fee) to cover the costs and still allow you a profit.

lol Good article. In our state of Idaho, it is illegal for a wholesaler to market the actual property to the public. Wholesalers can market the sales contract with the intent to assign and sell it – BUT YOU CAN’T MARKET THE PROPERTY ITSELF WITHOUT A REAL ESTATE LICENSE.

I immediately began marketing the property to my cash buyer database for $115,000. In this scenario, I didn’t want the motivated seller to see that I was making $115,000, so I chose to do the double close method. Once I found my cash back-end buyer, I put the property under contract using my sale side paperwork for $115k. I turned over all my paperwork to my investor-friendly closing agent. You’re absolutely right, some real estate agents don’t like the concept of wholesaling because they assume the wholesalers are conducting real estate transactions without the assistance of a professional, like an agent. Wholesaling properties often has a bad reputation but if done correctly, wholesalers and real estate agents can work together and both make money and contribute to improving neighborhoods and increasing homeownership. I would ask an agent about their background and if they’re an investor or if they work with investors. You want to work with an investor-friendly agent who knows what investors look for and the agent should be comfortable submitting low offers and negotiating on multiple properties at once. Ask other wholesalers or investors which agents they have worked well with too and see if you can get a referral. Also, see who is listing investment properties in your neighborhood and call them and feel them out on an initial phone call. I would pitch yourself as an investor and give them some information on your background, your goals and what’s in it for them. Many investors offer realtors bonuses for working on deals that may offer little or no commission from the seller. If you work with an agent and close at least 1 deal with them, in my experience they’re often fine with providing comps on another property for you. You could also offer them compensation or ask for the comps and list another property with them etc. You just need to find a realtor that you work well with. Before you can wholesale a property, you need to find a good deal. Use whatever method you prefer for finding good deals–and then get that deal under contract. A good wholesale deal must be 25 to 40 percent below retail value. For example, if you find a house that’s worth $100,000 and you can purchase it for $93,000, you probably won’t profit from the deal. You need to find a deal with a good profit margin so that when you wholesale it to someone else, they profit from it as well.

Double Close:  This just means that you actually buy the house and then resell it.  There are several ways to do this, but the most common is to buy and sell in the same day or within a day.  Typically, you will need to bring in financing to get your closing done with the seller, which is why this is my least preferred method to wholesale.  Also, because you have two closings you will have two sets of closing costs, so it is the most expensive way too.  With that said, some wholesalers prefer this method because they do not have to disclose to the seller their intent to resell and they can both keep their deal with the seller and their deal with their buyer private.  It is believed by some that this is a good way to protect your profits.  The information will all become public record at some point, but that is well after the closing.
Be sure your contract includes permission to show the property to prospective buyers. Also, make arrangements with the sellers for a way to show the property. Consider putting the following clause in your contract: “I’m going to have people I work with look at the property. That may include partners, an appraiser, a contractor, or a handyman. We need to have access to the property.” This will allow you to show the property to the people you need to make the deal happen.

In the event you are not comfortable with all parties in the transaction, a double close or simultaneous close will keep both legs of the transaction anonymous. Be aware not all title companies will agree to conduct a double close, so this needs to be discussed in advance.

Assigning a contract is a very useful tool for wholesalers that would like to assign their rights to a property for a small profit. Bank owned properties and short sales are not “assignable” but any other type of contract is. And by assigning a contract instead of double closing you can save substantially on closing costs. In order to assign a contract all you need is an “assignment of contract” which is typically a one page (or more) contract which transfers all of the the rights to purchase the property from the assignor (person who has the property under contract) to the assignee (person who the property is being assigned to).
